Inventory Down in Cape Coral
After 5 consecutive months of more home sales than new listings entering the market, the market is continuing to move in the seller’s direction.
August month end numbers show Cape Coral new listings at 368 for the month with 422 going pending!
Single Family Home Sold Prices are Up 8%
The average single family home in Cape Coral is up with a sales price of $212,000.
Last year, average single family homes were selling for $196,000 so that’s more than an 8% increase from last year to this year in the month of August.
Sounds like a good investment to me.
Fewer and Fewer Short Sales and Bank-Owned Sales
The below chart shows the decline of short sales and bank-owned sales since 2010 – making for a much more stable housing market.
