Southeast Cape Coral — Overview
The first quadrant to be developed in the 1960s, Southeast Cape Coral is the city's beautiful cornerstone. The SE quadrant is located on the western shore and mouth of the magnificent Caloosahatchee River leading to the Gulf of Mexico.

Business in this area typically consists of family-owned small businesses with smiling faces and outstanding personalized customer service. The convenience of the larger chains like Publix, Albertsons, Wal-Mart, and Target are still available in the SE Cape but there are more mom 'n' pop businesses located in SE Cape Coral than in any other quadrant.
Due to the popularity of real estate in the southeast quadrant, the two bridges closest to this side of Cape Coral typically have more traffic congestion than the third. Of the three bridges crossing the Caloosahatchee River and joining Cape Coral to Fort Myers, the Cape Coral Parkway Bridge and the Midpoint Bridge, despite being toll bridges, are by far more popular than the northernmost “free” bridge. The Cape Coral Parkway Bridge gives residents access from downtown Cape Coral to the beaches of Fort Myers and Sanibel. The Midpoint Bridge brings Cape Coral residents to Downtown Fort Myers and shopping.
The Cape Coral Yacht Club is a city-owned and operated marina, pool, pier and beach located at the southeastern-most tip of Cape Coral. The pier includes a small tropical restaurant and is a popular place for hamburgers or shrimp baskets and beautiful sunsets on the river! Nearly all of the real estate in the Yacht Club area is waterfront, with gulf access.
Downtown Cape Coral is located in the SE quadrant and is incorporating a new Mediterranean design with the planned Community Redevelopment Agency (CRA). Already underway, the Cape Coral CRA implements a 10-year plan to expand pedestrian cobblestone walkways, canal-front retail shops, boutiques, cafes and fine dining — all with façades in Mediterranean designs.

Southeast Cape Coral Real Estate
Homes on the Cape Coral real estate scene started with 2-3 bedroom, 2-bath retirement homes, usually with one-car garages. But currently, some of these smaller, quaint bungalows are being replaced with larger Mediterranean and Key West style architectural masterpieces.
Real estate in this quadrant is all about location and carries a higher price tag than the other three quadrants. City water and sewer utilities are in and paid, which also contributes to the higher real estate values.
The terrain in SE Cape Coral is approximately 7-10 feet above sea level, with lush and mature tropical landscaping. Few vacant lots are available but they do exist at a higher price than vacant lots in any other quadrant of the city.
Cape Coral requires 2 lots to build and a standard 2-lot site is 80'x120'. Triple lot sites are available and popular for those who “tear-down/rebuild” as they allow for much larger homes to be built.
The largest numbers of premier gulf-access home sites are located in SE Cape Coral. Direct-access real estate means there aren't any bridges between your property and the river, therefore providing sailboats and large yachts with access to the Gulf of Mexico. Direct-access real estate in Southeast Cape Coral carries a larger price tag than limited-access real estate. The smaller boat enthusiast can own a smaller pre-owned home or condo on a prime gulf-access canal or a newly built luxury home on the same canal. The choices are endless.
